MANILA, Philippines - In just little more than a decade, DMCI Homes has successfully established itself as the leader in midrise condominium developments in Metro Manila. With humble beginnings inspired by the construction heritage of its parent company, D.M. Consunji Inc., DMCI Homes has carved its own niche in the local real estate industry by consistently offering high-quality developments that fulfill the needs and aspirations of the young Filipino families.

The midrise condo concept came about to address the particular shelter needs of such a growing segment in the real estate market. Condominium developments in the metropolis during the property heyday around 10 years ago were generally of two extremes only—ultra-spacious, high-end developments from big property developers; and cramped, dormitory-type high-rise buildings which were regarded as entry-level or stigmatized as “mass housing” units.

With foresight, DMCI Homes zeroed in on the unexplored product segment of ample-sized units in a vertical community—basically appropriating the comforts and benefits of living in a traditional single-detached home into condominium living. While the local economy and social lifestyle has changed, the Filipino dream of owning a home of one’s own has not wavered. DMCI Homes made the commitment to keep nurturing this aspiration even at the cost of innovation or going against market trends.

With the introduction of its very first midrise condo development, Lakeview Manors in Taguig City in 1997, DMCI Homes had been on the path of single-minded commitment to its promise and has since successfully developed and launched more than 25 more vertical communities, mostly midrise in design and thereby offering a viable residential alternative for middle class Filipinos.

In 2010, spurred by continuous and intense market demand for spacious mid-rise units, DMCI Homes launched several highly anticipated, new condominium developments in the metro, namely, Siena Park Residences along West Service Road in Bicutan, Paranaque; and Rhapsody Residences in East Service Road in Muntinlupa. Both projects recorded brisk sales that surpassed previous record sales take-up for the developer.

DMCI Homes further upped the ante for mid-income developments with the launch of Accolade Place within the prime location of Horseshoe Village in Quezon City. Envisioned as an Asian boutique condo development, the six-story structure will offer a limited number of 130 units — opening new possibilities for low-density condo living for aspirational Filipino families.

Consistent with its undisputed track record in delivery of units, DMCI Homes also welcomed residents last year to its mid-rise developments Ohana Place near Alabang; Magnolia Place in Tandang Sora Extension, Quezon City; and East Raya Gardens along Mercedes Avenue in Pasig City.  By the second quarter of 2011, DMCI Homes will commence turnover of additional developments such as The Redwoods in Fairview Quezon City and Acacia Estates’ Cedar Crest in Taguig City. Residents will start moving in beginning March 2011 and May 2011, respectively.

Revolutionary midrise condo living

DMCI Homes has pioneered midrise condo living by successfully infusing elements of traditional family living in a house and lot into the modern concept of condominiums — efficient space planning; open spaces and gardens; and most importantly, natural lighting and ventilation. DMCI Homes developments are now renowned for ease and comfort of living afforded by its single-loaded corridor designs and balconies in almost all units. Service and utility areas within the condo buildings, such as laundry cages, are ideas started by DMCI Homes projects. All these serve to go against the usual notion of condo living as restricting, suffocating, or difficult.

As competition in the local property market stiffens and more developments seek to mimic the pioneering concepts of DMCI Homes communities, Filipino families can rest assured and continuously look forward to more revolutionary developments and lifestyle innovations only from such a committed, maverick property company as DMCI Homes.
