The air up Flair: An artist’s perspective of DMCI Homes’ soon-to-rise, two-tower, high-rise residential condominium complex called Flair Towers on Reliance St., Mandaluyong City.

One could imagine gazing down upon Reliance Street from a great height in this soon-to-rise condominium in Mandaluyong City, with Makati, San Juan and Ortigas in the peripheries — wind on one’s face, boxes of lights down below. Or sitting in a comfy spot near the building’s three-storey-high/six-meter-wide patio, airy and well lit — with a cup of coffee and a heavily creased Will Self book. Or just plain loving owning a unit in this two-tower, high-rise residential condominium complex called Flair Towers, the latest development by DMCI Homes.

While other developers would build three structures on 1.4 hectares of land, DMCI Homes, according to its president Alfredo Austria, elected to build two towers instead and allocate a whopping 70 percent of the land area for amenities. A full-size basketball court. Jogging trails. A kiddie playground. A pool zone. Cool cabanas dotting the place. Ah, the life in Flair.

“Even as you enter the compound, andun na ’yung resort look and feel of Flair Towers,” Austria explains.

There is even a roof deck, he adds. (Hmm… not unlike the one in Marina Bay Sands in Singapore where I found myself billeted with my buccaneering artist friends early this year, with Saturday-morning-coming-down moments… but that’s another story altogether.)

“The Observatory, as we call it, has a sky lounge, garden, jacuzzi, even glass panels to regulate the amount of wind that comes in.”

Air, Flair and everywhere: Flair Towers’ amenities — from the active zone to the pool complex

Dig the patios at the front and back of each building, the breezeways at the end of each floor, and the central atriums every five floors. They are an extension of DMCI Homes’ Lumiventt design philosophy: “A combination of several building design features that maximize the natural benefits of light (lumen) and air (ventus). It allows light to enter and fresh air to freely circulate in common areas and even inside residential units.”

Austria amplifies, “Nagiging naturally-lighted ’yung atriums, and may cross-ventilation so nagiging very breezy pati ’yung loob ng buildings. It would allow you to save up on electricity, lalo na sa air-con.” And DMCI Homes’ design technology allows the high-rise buildings to, er, “breathe,” sparing the residents from the restrictive effects of living in concrete surroundings.

A lot of people are sick of “sick buildings.” The lighting and ventilation are artificial; the air-conditioners, the fluorescents are always on — bad for the eyes and “bad air” never finds a way out.

At Flair Towers, what happens is the reverse.

He says, “And our Lumiventt design technology has been proven (to be effective) already. We’ve done this with our Tivoli Garden project also in Mandaluyong. Now, we’ve improved it even further.”

You could just imagine the added costs of providing these features, but the people behind DMCI have taken upon themselves to up the ante when it comes to creating tropical resort-like residential condominiums.

“We try to come up with ways to do these things cost-effectively — through good engineering practice, by getting the best structural designers to work on the buildings, by utilizing the learnings from previous projects. Nag-e-evolve ‘yung design and construction methods namin because (owing to the fact that DMCI is both builder-and-developer) things are done in-house. At tuluy-tuloy ang research-and-development efforts.”

IN ALL FLAIR-NESS

Austria and the other DMCI executives take us on a tour of the model units. The interiors of the units at Flair were designed by Mickey Dacumos, with motifs that range from modern posh (smart, contemporary, clutter-less, with clean lines) and modern tropical, among others, to whatever-the-clients-have-their-hearts-set-into.

The units are designed to give tenants the impression they are living in an honest-to-goodness house: roomier and with natural light streaming from both sides of the area, not just one. Unlike those by other condo developers where Claustrophobia reigns and throws grand parties inside the sick building; you leave your concrete-and-steel office building to enter your concrete-and-steel residential building (from one tunnel to another); and your door opens to another unit, so you feel trapped like in one of those surreal M.C. Escher houses.

The good people at DMCI will have none of that. “Here,” explains Austria, “your door opens into a landscaped atrium — breezy and with natural light. That’s very important for us.”

In terms of location, Flair Towers is less than three kilometers away from major malls such as Shangri-La, Robinsons Place Pioneer, SM Megamall, and The Podium. Nearby is the Boni MRT station and accessible are EDSA and Shaw Boulevard. No need to take leaps and bounds to get to the business districts of Makati, Bonifacio Global City and Ortigas. What a draw for hardworking middle-income professionals working within the area.

Flair Towers happens to be designed primarily for “young, discerning urban families” who want to settle down in this happening part of the city.

Austria concludes, “We believe in the importance of the composition of the communities. In the end, it’s not just about the structure, but about the people living within.”

The target turnover for Flair’s south tower is February 2014.

DMCI Homes eyes 20% growth

DMCI Homes is targeting a 20 percent growth rate or a gross sales revenue of P18 billion, according to Joseph Ramil Lombos, director for finance and operations.

This will be boosted by the launch of at least eight new projects located in key areas around the metro.

The main challenge for the company is to maintain a certain inventory for sales, eyeing available areas for redevelopment as potential additions to its land bank.

"We have identified certain properties including parcels of land formerly housing manufacturing buildings and warehouses as future sites of our projects. Since we have defined our focus towards medium-rise projects, we are looking for 3 to 5-hectare lands that can accommodate such type of development," Lombos said.

DMCI Homes’ core business of building medium-rise condominium residences sustains its strong run in 2011, buoyed by a period of exponential growth in 2010 and cementing its position as the industry’s unrivaled leader in the mid-rise segment.

Lombos said the company’s 71 percent jump in annual gross sales revenues of P14.7 billion in 2010 from P8.6 billion in 2009 is credited to DMCI Homes’ well-admired reputation and brand leverage for quality, safety, innovation, and a commitment to complete projects on schedule.

"DMCI is a Triple A builder-developer backed by its mother company, the DMCI Group, which owns a peerless reputation in the construction industry for more than 50 years. We are proud to say that we have proven ourselves in the industry and to our valued clients, whom we owe for our unprecedented income growth of more than 300 percent since we started 10 years ago," Lombos said.

On January 14 this year, DMCI Homes entered into a notes facility agreement with an umbrella group of banks and financial institutions that will finance land acquisition initiatives and corporate requirements.

The P5-billion, five-year fixed-rate facility will enable the company to beef up its inventory and supply more quality products to the consistently growing market demand.

One of DMCI Homes’ current projects that have registered outstanding sales in 2010 is Flair Towers, which will rise on a former manufacturing plant located near the Ortigas CBD and has been received well by the market prior to its official launch.

Marz J. Encarnacion, senior project development manager, said the location of Flair Towers, which also features other projects by major developers, will further confirm the status of DMCI Homes as a key player in the industry.

"We are confident of Flair Towers as our answer to the medley of residential developments in the area. Even if it’s a high-rise development, Flair Towers will be one of the least dense projects in the area. It will also be purely residential unlike the competition which will have commercial components where security and privacy will be a major concern," she said.

Other DMCI Homes projects include: La Verti Residences in Pasay which was declared 50 percent sold during its launching month alone; Siena Park Residences in Bicutan which has launched five buildings already since 2010; and Accolade Place in Quezon City – a boutique concept, single-building mid-rise condominium featuring more premium units, which was sold out three months after its launch.

DMCI Homes aims to be the industry’s leader in "genuine, resort-inspired daily living" through its medium-rise projects.

Lombos said the company is now looking into other types of developments such as the high-rise and the hybrid-type community which consists of both high-rise and medium-rise condominium buildings.

In the long run however, Lombos said that their core competence in the mid-rise segment will be sustained by imposing an inventory ratio of 70 percent for medium-rise developments, with the rest allocated for high-rise and other product types. Future expansion plans will include developments outside Manila such as in Laguna, Pampanga, Bulacan, and Cebu.

DMCI Homes sets 5-year proposal to hike revenues

The real estate subsidiary of Consunji-led conglomerate DMCI Holdings Inc. is implementing a five-year plan starting next year which aims to double profits and revenues by 2016 as it focuses on the expected uptick in the property sector.

In a press briefing on Wednesday, DMCI Homes president Alfredo Austria said the property cycle is now in the early stages of recovery with demand seen to grow rooted in the middle-income market.

"We are still far from the peak. Today, interest rates are low and there is a lot of liquidity in the market If you have some money, [the real estate sector] is a good investment alternative," Austria said. He added the bulk of their clients are end-users, of which a good number are "repeat" buyers purchasing for children and extended families.

He said DMCI Homes may exceed an earlier projection pointing to P10.5 billion in booked sales this year, or about P1 billion better than 2009. Since it does not recognize revenues until a project is fully completed, the figure is an indicator for future earnings.

"As it's going right now, we are exceeding the target," Austria said.

He added DMCI Homes will enter new markets and will likely retool its portfolio, currently composed of middle-rise residential condominiums, to include more high-rise structures in the coming years.

"The target by the board is they want us to grow by 20 percent a year [starting 2011]. We really should think on how we are going to accomplish that," said the company executive.

The company launched three projects during the first quarter of the year, with at least five more in the second half of 2010. The company launched Cedar Crest, a medium-rise residential development in Taguig City; The Redwoods, a neo-Asian inspired residential village in Fairview, Quezon City; and the Iris Tower at the Tivoli Garden Residences, a high-rise garden community in Mandaluyong City.

To be launched are La Verti Residences, a twin high-rise tower located behind the Manila Adventist Hospital on Donada Street in Taft Avenue Pasay; Flair Towers which is a two-tower high-rise along Reliance corner Pines Street near Edsa; Sienna Park Residences, a medium-rise development in West Service Road, Bicutan, Parañaque City.

Also being planned is a medium-rise development in Visayas Avenue, Quezon City and another medium-rise property in Muntinlupa on a three-hectare property.

DMCI Homes, which has been building themed communities for the past 10 years, said its projects are priced lower by 40 percent compared with that of other developers. The bulk of the company's housing units has a selling price below P2.5 million.

DMCI says family buyers to sustain its growth

Consunji-led DMCI Holdings, Inc. is keeping its faith on the resiliency of the market in the real estate industry, developing products that will cater to the need of families looking for ample space.

The company, which is looking to double its business in five years, justifies its development approach on the characteristic of the market as more of the end-user than an investor, according to DMCI Homes president Alfredo R. Austria.

The company in a recent briefing said that they are in "increasing pressure from sellers" to develop smaller studio and one-bedroom units "which are faster to sell", yet Austria said the company remains focused in its strategy of developing two to three bedroom units to "build a community of families" in its projects.

The attractiveness of smaller units is due to its affordability, costing a littler over P1 million and not being subject to value added tax.

"(But) marami pa ring market for the P2.5 million to P3.5 million," according to Austria, citing the price range for their products.

Cherrie Lyn Cruz, DMCI Homes marketing manager, said their projects are primarily available to families with a combined monthly income of P80,000 to P100,000.

Since starting operation in 2000, the company has delivered a total of 10,000 units and has created communities like Raya Gardens in Merville, Paranque, Rosewood Pointe in Acacia Estates, in Taguig City, Tivoli Garden Residences in Mandaluyong, and Magnolia Place in Quezon City.

The company has completed a total of 20 projects with 12 active projects.

It became visible in the real estate market since 2006 as it developed projects closer to main thoroughfares. Much of the company's 70 hectare landbank is located in Taguig City.

The company now has projects that can be found in nearly all the cities in Metro Manila.

In 2009, the company booked a revenue of P7.1 billion, up from P3.9 billion the previous year. Net income this year is seen to hit P1 billion.

"Our order was to grow 20 percent a year," said Austria.

"If the buyer is a developer, they may pause buying if the interest rates go up, but if it's a family, they will still buy even if the rates go up a little," said Austria.

In reservation sales term, the company booked P9.5 billion last year, compared to P8.5 billion the previous year. This year DMCI is targeting a reservation sales of P10.5 billion, said is seen to exceed by about 25 percent, according to Austria.

This year, the company launched Cedar Crest, a medium-rise project in Taguig City, The Redwoods in Fairview, Quezon City, and Iris Tower at Tivoli Garden Residence.

For the second half of the year, DMCI Homes plans to launch La Verti Residences --- a twin high-rise tower located behind the Manila Adventist Hospital along Donada st., Taft Ave., Pasay; Flair Towers --- a two-tower high-rise along Reliance corner Pines st., near EDSA; Sienna Park Residences --- a medium-rise development in West Service Road, Bicutan, Paranaque; a medium-rise development in Visayas Ave., QC.; and another medium-rise property in Muntinlupa that will be set on a sprawling 3 hectare property. Total capex for the year is at P5.5 billion.
