DMCI Homes nets record P15B in 2010

THURSDAY FEBUARY 10, 2011 PHILIPPINES

The year 2010 turned out as another memorable year for DMCI Homes, as the country’s leading developer of resort inspired communities achieved a stellar milestone with a P14.7-billion record-breaking gross sales revenue to highlight their entry into the company’s first decade of operations.

Inspired by the construction heritage of its mother company D.M. Consunji Inc., DMCI Homes has finally carved its own name in the property industry by coming up consistently with high quality standard developments that fulfil the needs and aspirations of the middle-income market. This was further proven by the unprecedented P14.714 billion income for 2010 — the company’s highest total sales record and a 95% increase of the 2009 gross sales revenue (P9.057 billion) according to Joseph Ramil Lombos, DMCI Homes Director for Finance and Operations.

Likewise, the total unit sales for its variety of residential projects significantly increased from 3,033 in 2009 to 4,848 last year, stimulated by the launch of new projects in key areas around the metro as DMCI Homes expands its reach to reach more prospective buyers all over the country. Majority of the units were configured to accommodate young families.

All seven new projects launched in 2010 – The Redwoods in Fairview, Quezon City; Royal Palm Residences’ Rawai & Kamala Towers in Taguig; La Verti Residences in Pasay City; Accolade Place in Quezon City, Siena Park Residences in Bicutan, Parañaque; Flair Towers in Mandaluyong CBD; and Rhapsody Residences in Sucat, Parañaque – recorded brisk sales that were above the normal sales take-up rate.

Despite the proliferation of other developers, many of them new and offering supposedly lower-priced projects while virtually copying the layout, themes, amenities, and pricing scheme of DMCI Homes, the company is still confident of its unparalleled advantages in the industry.

Engr. Elmer G. Civil, DMCI Homes director for Design & Construction, attributes their success to the company’s notable construction programs, which involve in-house design and construction.

"Being both builder and developer allows us to have full control of the project quality and schedules, thereby giving our clients a product of high quality and timely turnover. Add to that our construction heritage which has always been the trademark of DMCI. We use DMCI’s Senior Technical & Management expertise in construction with the objective of delivering a high-quality, cost-efficient, and timely delivered units to our clients," he explained.

The in-house design and construction approach allows the company to control and manage all their project activities from conceptual stage, construction stage, up to turn-over of the units, ensuring that they are always touching base with their clients. The effectiveness of this program is further validated by the continuously increasing demand for DMCI Homes products, the volume of units sold, and the growing number of satisfied buyers. It is even notable how several of their customers are repeat buyers, taking advantage of the value-worthy developments both for end-users and for those seeking investment opportunities.

Despite these accomplishments, DMCI Homes continues to blaze the trail when it comes to innovation. In 2010, the developer introduced a new product called Accolade Place. Envisioned as an Asian boutique condo development, it will rise at six storeys, in one building, and offer only 130 residential units for the ultimate in low density, condo living. The premium advantages of this upscale project has been such a hit in the market that the units were sold out in less than four months.

The builder-developer’s unique breakthrough building design technology, referred to as the "Lumiventt", was also formally launched to the public last year. Lumiventt, a combination of the words lumen which means light, and ventus which means wind, is a system that allows the free flow of natural light and ventilation around a high-rise structure. This can already be experienced in Tivoli Garden Residences and Royal Palm Residences’ Rawai and Kamala Towers, Flair and La Verti Residences in the future.

Natural airflow is induced through three-storey high openings called Sky Patios at the front and back of every five floor levels, and through openings at the ends of each level. These provide channels through which air can move. Fresh air flows in while stale or hot air is displaced or sucked out. There is also air coming from the breezeways which pass through the atriums. This breakthrough technology in home engineering is now benefiting hundreds of families residing in DMCI projects.

Committed to incorporate balance and positive well-being within each DMCI Homes community, the company is taking great lengths to encourage community development efforts that will promote harmonious living among residents.

The DMCI Homes Community Development Program was launched in 2010 to support DMCI Homes residents in improving the quality of community life. This is promoted through various activities such as a series of "Building Community Spirit" workshops that are inclined on the achievement of community goals, establishment of good social relationships, and development of skills, knowledge, and total well-being of each member.

Heeding the philosophy of DMCI founder David M. Consunji, DMCI Homes remains committed to create only the best residential projects for the market of young Filipino families and professionals. With more than 10,000 units already turned over to satisfied buyers in more than 30 DMCI Homes developments, the company is intent on maintaining its position as a certified leader in the property sector.

For 2011, more projects are set for launch in response to the extensive market demand: Maricielo Villas, a sprawling medium-rise development in Las Piñas; Stellar Place in Visayas Ave., Quezon City, that will consist of a mix of high-rise and mid-rise buildings; Amaryllis, along the vibrant Tomas Morato Ave., Quezon City; will once again showcase DMCI Homes’ most popular condo living benefits that have been such a hit in the market.

Starting February, more showrooms and sales offices will be officially opened to offer service to prospective buyers and residents. These are La Verti Residences, Flair Towers, Rhapsody Residences, and Maricielo Villas.

With the unswerving emphasis on customer satisfaction from start to beyond the purchase process, residents are always assured that with DMCI Homes, there are no compromises when it comes to quality and value. It is also no wonder why most, if not all DMCI Homes properties, are seemingly always being turned over months ahead of their scheduled RFO status. Using their construction expertise, the builder/developer continues to dominate the field when it comes to cost-efficiency, quality, innovation, and on-time delivery – values that will further solidify DMCI Homes’ status as unmatched in the industry.
