DMCI Homes opens Siena Residences

MANILA, Philippines — Designed as the ideal address for upgraders from the south, DMCI Homes’ latest project in Parañaque City, Siena Park Residences will fulfill the modern living ideals of a young professional and a start-up family looking for a suitable home.

With urbanization limiting available space for horizontal developments, vertical is the way to go. The developer addresses this through themed medium-rise residence that offers the advantages of medium-density living and wide open spaces. This concept was accepted by the market, proven by the success of DMCI Homes’ first project in Parañaque, Raya Garden Condominiums.

The project’s location makes it a beneficial home for office workers and families with children, being located near popular landmarks like SM Bicutan, Glorietta and Greenbelt in Makati, as well as Alabang Town Center and Festival Mall Alabang.

The address is also near important institutions, like hospitals (St. Luke’s Taguig and Asian Hospital and Medical Center); schools (Don Bosco, Assumption San Lorenzo, International School Taguig, and Asia Pacific College Magallanes); public markets, sports centers, churches, and the domestic/international airports and even public transport terminals.

To help achieve this, Anuva, among other innovative concepts, features 20-and-14-story tandem buildings instead of separate buildings. Tandem buildings are two buildings placed beside each other and joined by a core. The additional land area is used for various amenities.

“Our city can be really condensed and we understand the need of our residents to be relaxed and rejuvenated while at home. That is why we provide them with enough open space to unwind,” said Alex Jazmines, general manager of SOC Land.

Anuva features green amenities like theme gardens, meditation areas and walk parks, as well as a jogging lane and biking lane, courts and other facilities where residents can relax, unwind and rejuvenate. There are also aquatic amenities which include pools, a lake, and ponds.

Additional “sky” space is available to residents – at the Sky Lounge at the roof deck of the 14-story building.

The project’s tandem buildings have an average of 20 units per floor which is more typical of luxury or high-priced condo buildings. This is much less than the usual 55 units per floor of other affordable condos.

“We want our residents to be able to roam around the corridors and feel that they are living in a spacious abode. And having a smaller number of rooms per floor does that,” said Jazmines.

The units are also larger in size compared to their counterparts in other residential establishments. A studio unit has a floor area 10 percent larger than other developments. Its one-bedroom unit at 34 sqm is approximately 30 percent larger than other projects.

All these conveniences come at a price of R54,000 per sqm, available at zero percent interest. Bonifacio Global City, and Alabang. These destinations can be reached conveniently via a short drive or travel distance, passing through main roads such as West Service Road, Skyway, and South Luzon Expressway.

Security is also a major consideration. And with this, residents don’t have to worry since the development is well-gated and secured 24/7, giving parents peace of mind every time they leave the house.

Amidst the existing residential projects around its vicinity, Siena Park Residences will present a genuine tropical garden village with invigorating recreational amenities. These include outdoor amenities with an activity lawn, playcourt, pool complex with waterplay, and a clubhouse. This central amenities area will be adorned with lush landscaping and accents like a deck and cabanas.

The project will rise on a 3.1-hectare prime property and will be comprised of 11 five-story buildings offering medium-density living. The same attention to the market’s needs influenced the planning of unit options designed with flexible and efficient space, first-rate finishes, and quality craftsmanship: Two- and three-bedroom units with a generous gross floor area ranging from 48.5 sqm to 94 sqm.

A total of 985 units are available at a price range of R2 to R3.5 million. This is a lower price range compared with direct competitors in the area that also offer resort amenities in terms of per square meter price.
