MANILA, Philippines - Metro Manila continues to witness the constant evolution of the cityscape, as dictated by industry trends and market demands. Certain areas for instance are being reclassified from industrial to residential in response to the growing demand of home buyers looking for an ideal address within the city.

With more companies moving their operations to the suburbs because of escalating land values, developers are now taking advantage of the situation by acquiring these properties and recreating them into residential environments.

One of these areas located in Visayas Avenue, Quezon City will soon be refashioned into a charming mixed-type community of high-rise and medium-rise condominium towers. DMCI Homes, today’s leading builder-developer of quality-crafted communities, will soon start construction works on site for a project called Stellar Place.

Reynaldo Salazar, DMCI Homes director for business development, said that as a developer, it is always a challenge for the company to recreate new products out of former industrial sites. They initially accomplished this in 2006 when they turned the former Wella warehouse into the medium-density residential resort Raya Gardens in Parañaque City.

“There are a lot more areas in Metro Manila which are ready for rehabilitation and redevelopment, notably the factories and warehouses. For a developer, it is always a fulfillment to convert these areas into a thriving community with lots of greens and spaces, especially for the residents who expect and desire to live in this kind of environment,” Salazar said.

The ideal location of Stellar Place near Elliptical Road also attracted DMCI Homes to pursue its acquisition. The developer may only be more than 10 years old in the industry, but its growing land bank is proof of its consistent progress, achieved through a well-admired portfolio of projects all over Metro Manila.

Backed by its mother company DMCI which has a proven track record of more than 50 years in the construction industry, Salazar said that their business model for their projects has been time and again successful and warmly received by the market. The same business model will be used for Stellar Place, which will be composed of a 15-storey tower and two medium-rise buildings that will offer medium-density living propositions – a trademark DMCI Homes advantage.

Resort-type amenities, a themed architectural design, first-rate building features, exclusivity and security, plus a professional property management team, will likewise be delivered in the project. New enhancements however will be incorporated, which is a natural progression of the company as a leading builder-developer seeking to always improve its next project. Salazar said that they are confident of the success of this new development, which is their fifth project in Quezon City.

“This project will target upgraders, upwardly mobile professionals, and young, start-up families. We have always prided ourselves in recognizing the needs of our target market, so we want them to expect the same DMCI Homes advantage which they can find at our latest project in Quezon City,” Salazar further declared.

DMCI Homes is the country’s premier triple A builder-developer that brings serviced, themed communities within reach of urban families who once had limited residential options, but still aspire to achieve a comfortable, enriching quality of life proximate to their place of interest.
